Homelessness is a killer. (Man kills himself amid homeless fears, p 12, Croydon Guardian 10 July) I completely understand the fears of people with mental health problems. Even when recovered, there remains a vulnerability.

People with problems are prey to rogue landlords and letting agents. There is a need for reasonably priced rental flats and houses, which can be provided in Croydon in good condition, and with a reasonable cost margin. There is no excuse for charging excess deposits, which are not returned citing old damage. There is no place for charging £200 per month for "utilities" where the meters serve several flats. There is no need to charge in excess of the local market.

Particularly vulnerable are single men on benefits with health problems or low pay. I would advise anyone renting a flat to ask for a condition survey or do their own when they arrive. Just look at everything and note if it is working, sound, or appears rusted, or damaged. Then take photos.

Supply the agent with a copy and file it. Then when you ask for the deposit back you have a record of the state when you moved in.

Most landlords are running legitimate businesses and provide a good service. A small number prey on vulnerable people, the sick, disabled, unemployed, and single parents. Good landlords would welcome regulation to ban sharp practice.
